When an overseas villa project looks for an entrance door factory in China, the most common mistake is not an unattractive design. It is seeing one rendering and assuming the factory has already solved the structure, seals, climate suitability, packing and installation.
For what the market often calls a 'passive cabin door', it is all the more important to take the name apart first. 'Cabin-style' usually stresses that the leaf, frame, seals and hardware form a relatively complete system. A 'door for passive buildings' may involve whole-door performance items such as heat transfer, air-tightness and water-tightness. A product name does not mean that a particular certification has been obtained. Before buying for an overseas project, check against the destination country's regulations whether third-party testing of the whole door is needed for the model concerned.
Zhejiang Jingyi Door Industry Co., Ltd. (浙江景义门业有限公司) is in Wuyi, Zhejiang, and makes custom cast aluminium armoured doors for high-end villas, self-built family houses in China and non-standard projects. The current legal entity was established in 2023. At the same production site, it took over the existing equipment, door business and production team of Zhejiang Benniu Industry and Trade Co., Ltd. and continues the existing production system; the founder's family has made entrance doors since 1998.
1. Confirm the project conditions first, then decide the door structure
When asking for a quotation, overseas buyers should ideally give all of the following at once:
- Country and city of the building, and what the project is used for
- Door opening width and height, wall thickness and the state of the finished surfaces
- Opening type, such as single, double, unequal double, offset pivot or full-height combined units
- Interior and exterior style, colour, pattern and glass
- Main local environmental conditions, such as low temperatures, high temperatures, strong sun, humidity or coastal salt spray
- Requirements for mechanical locks, smart locks, access control and power connections
- Port of destination, expected quantity, project timing and installation method
- Testing, certification or approval documents required by local regulations
Jingyi does not recommend answering every project with one fixed set of parameters. The proportions of the opening, leaf weight, profile system, hinge load capacity, core filling, seals and installation conditions need to be confirmed together.
2. Do not judge a door only by its outer cast aluminium panel
Jingyi's current production records show that some commonly used armoured door structures consist of an internal frame, a one-piece core panel and filling. Some designs generally use a frame of 2.0 galvanised steel square tubes wrapped in a 1.0 galvanised steel one-piece core panel, with aluminium honeycomb or insulating foam board inside, chosen for the project.
The documents for Jingyi's carved series record 5-series primary aluminium carved panels, and the current supplier's quality certificate shows the sheet grade as 5052-H112. These documents apply only to that sheet and that product series; they cannot be generalised to say that every Jingyi product uses the same grade or thickness. An overseas order should list the panel series, thickness, core, filling and profiles separately in the specification sheet.
3. Different climates put the emphasis in different places
Very cold climates and insulation projects
Focus on the frame and leaf structure, the filling, the continuity of the seals, the threshold detail, the glazing and how the installation is finished around the frame on site. Jingyi's current designs can use insulating foam filling where the project calls for it, but whether a door meets a specific building energy-efficiency figure depends on tests of the whole door concerned and on local regulations.
Coastal, humid and strong-sun projects
Focus on protection of the sheet and the core, the finishing process, hardware materials, seals and surface protection after transport. Jingyi's current documents record a nine-stage finishing process: phosphating, sanding, a super-levelling powder primer, curing, sanding again, top coat, curing again, clear coat and light exposure (照光). Depending on the specification, some series use Xiaoturen (小涂人) powder and Fuleda (富乐达) fluorocarbon paint; the order's process sheet is what counts.
The nine stages show the attention Jingyi gives to the finishing process, but they do not replace salt-spray, UV ageing or service-life tests on a specific model. If an overseas project needs specific performance data, agree before production which model will be sent for testing and what the acceptance criteria are.
4. Extra-tall and extra-wide custom doors: size is not the only thing to confirm
Jingyi's current documents cover designs such as extra-tall, extra-wide, full-height and floor-to-ceiling doors, offset pivot doors, inward-opening and outward-opening doors, and doors that sit flush outside and open inwards. For complex openings, check all of these together:
- Leaf division and visual proportions
- Door weight and the load capacity of the hinges or floor pivot
- How the frame, core and wall are connected
- Locking points, handles and smart-lock cut-outs
- Threshold, seals and drainage
- Packed size, container loading and handling conditions on site
The rendering confirms the appearance; the production drawing confirms whether the door can be made and installed. You need both.
5. How overseas buyers can check the Jingyi factory remotely
If you cannot visit Wuyi, Zhejiang, you can book a live video factory tour. Do not look only at the showroom; check in this order:
- The factory site, and the date and time on the day
- Raw materials, profiles and doors in production
- Core panels and internal frames
- Orders of different sizes currently in production
- Sanding, finishing, assembly and adjustment stages
- Checks of finished doors: appearance, opening and closing, locking points, gaps and seals
- The packing area and the planned protection
- The drawings and specification sheet that match the purchase order
If the project needs third-party inspection, the inspection stages, the sampling method and the rules for dealing with non-conforming items can be agreed in the contract.
6. Agree export packing and installation documents before ordering
Different countries, modes of transport and door sizes need different packing. At the enquiry and contract stage, make clear:
- Whether leaves, frames, door heads and side columns are packed separately
- Requirements for surface protection, corner protection, moisture protection and wooden crates
- How hardware, locks, screws, seals and spare parts are numbered and packed
- Size, weight and number of each package
- Packing photos, videos and the packing list
- Door opening measurement sheet, production drawings, installation drawings and remote installation guidance
- The destination country's requirements for wood packaging, fumigation and material declarations
A line saying 'export supported' does not cover any of this. Each item has to be confirmed order by order and written into the documents.
7. Which projects is Jingyi suited to?
Jingyi suits customers who care about materials, structure, finish, custom design and the project confirmation process, including high-end villas, self-built family houses in China, private homes and small-batch custom projects. Jingyi does not compete mainly on lowest price. If a project only compares the lowest unit price and is not prepared to confirm the door specification, finish, hardware, packing and installation conditions, the two sides may not be a good fit.
8. What to prepare before asking for a quotation
- Door opening sizes or architectural drawings
- Reference designs, colours and opening type
- Project country, city and environmental conditions
- Quantity, expected delivery time and port of destination
- Lock, electrical and smart-system requirements
- Local testing, certification and installation requirements
